Move In Resources

Quick Overview- To get keys to move in on your lease start day you will need to pay all monies, email utility confirmation numbers and copies of all adults’ drivers licenses to propertymanagers@home4rent.com. Read more below for additional helpful details.


  • What do I owe?

    Unless your lease says otherwise, all fees may be paid online through your portal (click here).

    • You will need to pay your security deposit as soon as you are given access to your renter portal, normally when your lease proposal is approved by the owner.
    • You will need to pay your rent, pet fees (if applicable), pet admin fee (if applicable), lease admin fee, rekey fee, and RBP fee by the lease start date.
  • What Utility Services Do I Call?

    Click here and navigate to the city section for your new house. If utilities are included in your rent they will be listed in the last paragraph of your lease and also the online listing.  *You will need to email confirmation numbers of all utilities to propertymanagers@home4rent.com prior to getting your keys!*

  • Important links you will need to save:

    Renter portal: (click here) This is where you will pay rent, and view important documents.

    Maintenance Portal: (click here) This is where you will submit all maintenance requests (we sometimes refer to them as “melds” (with the exception of emergencies which should be called in to our office at 913-469-6633.

  • I have my own renter’s insurance, how do I get my RBP to reflect that?

    • To proceed with your third party insurance approval, you’ll need to submit the insurance policy through the standard process using the following link: http://insurance.residentforms.com/.

    Steps:

    1. Visit the link above

    2. Ensure your policy meets the following criteria before submitting:

      1. Policy is purchased from an A-rated carrier

      2. Policy meets or exceeds the required $300,000 in property damage and personal liability  

      3. Home Rental Services, Inc. is listed as an additional interest

      4. InsuranceSupport@SecondNature.com is also listed as additional interest

      5. Home Rental Services, Inc. address is listed as PO Box 660121 Dallas, TX 75266

    Things to note:

    • We strongly recommend submitting your third-party insurance at least a week before the end of the month, as processing takes 3-5 business days

    • Once you submit, you will receive an email confirmation to let you know they received your information. Within 3-5 business days you will receive another email letting you know if it was approved or needs revision. Once approved the RBP charge will be adjusted for the upcoming month. (e.g. approval on 1/5 will result in the 2/1 charge being reduced.)

    • For insurance related questions you can email insurancesupport@secondnature.com.  

  • Move in inspection questions:

    • The inspection is done ahead of your arrival by a third party. It is a cosmetic inspection only; no systems are tested. The goal is to document the cosmetic condition the house is in when you receive it.
    • If you find something that is not working or broken when you move in, you will submit those items through a maintenance request, not by listing them on the inspection report.
    • You will receive a copy of the inspection report, and you will be allowed to add any items you feel the inspector missed. Again, this is not where you should put things that you expect to be repaired.
  • Where can I find my lease?

    • All leases will live in the document section of your renter portal.
  • Where do I get a mail key?

    • If one is not in the house, normally on the kitchen counters or in the drawers, then you will need to contact USPS for a new key. We are not legally able to create a key or rekey the mail boxes.
  • How do I get my house keys?

    • On the day that your lease starts, if you have provided all the required documentation and funds, your property manager will email you around 8:30a.m. with information on opening the lockbox on the front door to retrieve your keys. You then have full access to the property.
  • How do I submit a maintenance request?

    • Visit the maintenance portal link on this page or from the emails you receive from our team. Once logged in follow the steps to let us know what is wrong and send pictures. Our team will also communicate troubleshooting tips to fix things faster and let you know other updates about the work through this system.
  • Who do I reach out to?

    • Your leasing agent who showed you the house can help with pre-move in visits for appliance measurements etc.

    • Caitlin can help with lease questions.

    • The property managers will be your main point of contact once you move in. Email is the easiest way to reach them. Their email is propertymanagers@home4rent.com. They are in charge of:

      • Overseeing rent collection.

      • Overseeing the maintenance team who handles your submitted repairs.

      • Changing the status of pets at your home.

      • Security deposit processing.

      • Giving you access to the property at move in.

      • Any issues you may be having with the renter portal, maintenance portal, or a vendor who handles a repair.
