Due to the slowing housing market, we are getting hundreds of inquires each month.  What we do as a premier leasing consultant is provide options for home owners and investors looking for a solution to this challenging situation. Criteria

·         Home Rental Services specializes in single family homes.  We are not currently taking on apartment units, condominiums or lofts at this time.

·         We handle houses in the $150,000 - $1,200,000 range.  The fastest moving houses are under $300,000.

·         All properties must meet any applicable local ordinance requirements.

·         All properties must meet reasonable habitability standards.

·         We will not normally accept management of property more than about 20 miles from our Overland Park office at I 435 and Metcalf. 

·         We handle houses generally in the metropolitan Kansas City area .  However, our service area does not include Wyandotte or Lynn counties in Kansas, nor the cities of Independence, Blue Springs or Grain Valley in Missouri. 

• The average time on the rental market hovers around 50-70 days.  Owners must have the ability to afford some vacancy and unexpected maintenance.

• We are able to show the home while you still live there.  However once you vacate the house, it needs to be void of furniture and personal belongings for us to effectively market the home.
